Headlands, coves & coastal homes

Point Dume

Point Dume’s headlands, cliffs and coves give this part of Malibu a distinct coastal setting. Compare each home’s outlook and access, distinguishing public beaches from any private rights attached to a property.

Buyer research

Before you buy
in Malibu.

Use the parcel’s records to separate an existing feature, a proposed change and an issued approval.

01

Build the parcel’s record trail.

Confirm whether the property is inside Malibu’s city limits and note its assessor’s parcel number. The City’s permit-search guidance explains how to locate building, planning and geology records, and directs properties outside city limits to Los Angeles County. List records that still need to be requested.

02

Write down the proposed changes.

List the rooms, footprint, exterior changes and intended use you want to investigate. The City of Malibu lies within the coastal zone, so coastal planning matters beyond beachfront homes. Review that scope and the property file with the responsible planning authority before treating an idea as an approved project.

03

Review the coastal context.

For a coastal site, the City’s assessment and interactive maps introduce sea-level rise, tidal flooding and erosion considerations. Use them to identify questions for property-specific investigation. The assessment is planning context; it does not replace condition reports, an insurance quote or a review of the particular project.

A thoughtful sale

Preparing to sell
in Malibu.

Make three things easy to distinguish: the property’s present condition, its documented approval history and any ideas that remain unapproved.

Discuss pricing and presentation
  1. Organize the records by improvement.

Match significant work to the available permits, plans and inspection records. Identify outstanding requests and unresolved condition questions before launch.

  2. Show what is being offered today.

Use current-condition photography for the current offering. Label archival images and proposed plans so buyers can distinguish them from an existing structure or approved project.
