Greenbelts & shared recreation

Open space & trail connections

North Ranch

North Ranch Open Space connects protected hillsides with access points at North Ranch Playfield and surrounding neighborhoods. Compare a home’s actual setting and trail access; proximity to open space alone does not establish a property’s view, privacy or development rights.

Village Homes

Village Homes sits on the Thousand Oaks side of Westlake and has a privately owned, association-maintained greenbelt. Confirm the property’s association obligations and amenity access; use Thousand Oaks for city planning questions, even when the mailing address says Westlake Village.

Buying in Westlake Village

Before you buy
in Westlake Village.

Check which city serves the parcel, what lake rights are documented and which district serves the address. These resources show where to start.

01

Which city serves the property?

The original Westlake community crosses the Los Angeles–Ventura county line. The Los Angeles County side incorporated as the City of Westlake Village; the Ventura County side became part of Thousand Oaks. Confirm the property’s actual jurisdiction before researching permits or planned improvements.

City history and boundaries
02

What comes with lake access?

Westlake Lake and Dam are privately owned and operated by Westlake Lake Management Association. For a lake-area home, confirm the applicable membership, dock approvals and boating rules directly. A nearby address alone does not establish what rights come with a particular property.

Lake rules and governing documents

Selling in Westlake Village

Preparing to sell
in Westlake Village.

Assemble the records that explain the ownership: association documents, applicable lake or dock rights, improvement history and condition information. Use those details when selecting pricing comparisons.

Discuss pricing and presentation
  1. Compare the documented rights and costs.

For a lake-area home, establish the applicable membership, access arrangements and fees. For a condominium, include the association obligations and what dues cover in the comparison.

  2. Make the improvement history clear.

Collect available permits, final inspections and significant repair records. Check the city responsible for the parcel before describing approval history or future possibilities.
