Buyer research

Check the records
behind the address.

For a City of Los Angeles property, research both planning controls and building records. These City resources do not cover every jurisdiction on the Westside.

01

Look beyond the zoning label.

ZIMAS brings together zoning, land use, overlays, planning applications and building-permit history for City of Los Angeles parcels. Review the address, then ask Planning how the applicable controls affect the addition, use or development you are considering.

02

Match the home to the building file.

LADBS provides access to building permits, certificates of occupancy, plot plans and other records. Use them when investigating additions, converted spaces or changes in use. Compare the available record with the property as it exists, and identify missing documents or unresolved approvals.

03

For a fire-affected Pacific Palisades property.

For a property affected by the 2025 Palisades Fire, review the parcel’s debris-removal sign-off, permit status, approved rebuild scope, utility restoration and Certificate of Occupancy as separate facts. City recovery pathways and fee treatment can depend on the parcel, proposed work and ownership timeline. Ask LADBS and City Planning to confirm the current record and requirements before relying on an existing plan or estimating project costs. A former structure or pending application does not establish current condition or rebuild approval.

A thoughtful sale

Preparing to sell
in Los Angeles.

Support claims about improvements with the available records. Keep existing features separate from future possibilities that still need investigation.

Discuss pricing and presentation
  1. Use current evidence in Pacific Palisades.

If a site’s condition has changed, obtain current photographs and information. Clearly label historical images and earlier sale records.

  2. Compare the same property category.

A hillside residence, an income property and a vacant parcel serve different needs. Establish a relevant comparison set before drawing conclusions from price per square foot.
